Data centers are the backbone of the modern economy, and demand for their capacity is outpacing supply. Vacancy rates in primary U.S. data center markets fell to a record low of 1.4% in 2025 and rents rose for a third consecutive year.1

Yet nearly all of the capital flowing into the sector targets hyperscale mega-projects. Below that threshold sits a fragmented landscape of smaller, enterprise-grade facilities that serve regional connectivity, diverse commercial tenants, and edge workloads. These assets have historically received less institutional attention.
